The allure of fresh construction and pocket-friendly housing options continues to magnetize homebuyers towards Houston’s suburban gems, as unveiled in the latest Hottest Communities in the Houston Area report by the Houston Association of Realtors (HAR).
Marching at the forefront of this surge is Porter/New Caney West, a flourishing community nestled roughly 30 miles northeast of downtown Houston. Boasting a staggering 121.0 percent spike in home sales compared to the previous year, this Montgomery County marvel clinches the top spot on HAR’s list. With an average home price of $283,343, it's an attractive prospect for those seeking affordability without compromising quality.
Hot on its heels is Conroe Southeast, another gem in Montgomery County, registering an impressive 85.7 percent uptick in transactions year-over-year. With homes priced at an average of $313,388, this locale beckons with promises of suburban serenity coupled with urban accessibility.
In Porter/New Caney West and Conroe Southeast, new construction accounted for 70.0 percent and 65.0 percent of home sales, respectively, in the second quarter of 2024. This trend of new home builds is prominent among the top five communities, all of which had at least half of their total sales in new homes.
Affordability is a major draw for homebuyers. Nine out of the top 10 communities in the report had average home prices below the Houston area’s average of $420,000, according to HAR’s April 2024 Housing Market Update.
The report also highlighted the hottest luxury communities in the Greater Houston area, where homes are priced over $1 million. Memorial West saw the highest increase in luxury home sales, up 35.0 percent from the previous year. The average home price in Memorial West was $1,200,000.
